Special Notes on “Pricing” in General:
Note #1: We try to bid by square foot, linear foot, per opening or by the job/task whenever possible, but is hard to do that on smaller jobs with lots of small tasks. Also, if we can’t see the existing condition behind drywall without demo first or if there are a lot of decisions left hanging, we will often give a ballpark range per task, but final billing will be based on hourly labor & material at cost.
Note #2: To clarify even more, when we bid a by the task/job project, we are in fact using the same hourly labor and material at cost methodology, we are simply adding 10-20% to cover “what if”, but should be discover a surprise situation, challenge, get a change order or have to redo it because you as a client don’t like your original selection, then there will be a change order covering the added hours of labor and material at cost, so having us bid by the job or project is not a way to avoid such surprise costs, change orders or cost of added work, it’s just an “alternative starting point” in the estimate/bid 😉
